Studio Moren secures planning permission for boutique student residence in Notting Hill

Studio Moren secures planning permission for boutique student residence in Notting Hill

We’ve been granted approval to transform three interconnected, listed villas at Pembridge Gardens in Notting Hill into a boutique student residence, on behalf of SAV Group.

The proposal will sensitively repurpose the building into a calm and refined living environment, pairing high‑quality private accommodation with shared spaces that create a genuine sense of community, with a touch of sophistication, for day‑to‑day student life.

This project reflects our growing portfolio of high‑end student living schemes, where we apply our hotel and hospitality expertise to create residential environments that feel welcoming, intuitive and experience‑led.

Combined with our wider work in the sector, including Fifty-One London, this project demonstrates how existing buildings in prime central London locations can be successfully repositioned through a hospitality lens.

“Many of the principles that underpin our knowledge of successful hospitality design translate naturally to the alternate living sector. When you focus on the whole experience of a building, not just the rooms, it can transform how these schemes feel, function, and are perceived.”

This is reflected more broadly in the rise of boutique student living. With supply constrained and competition high in prime locations, these schemes are achieving strong rents and high occupancy, offering a compelling alternative to traditional PBSA models.

Building on these project successes, Studio Moren has seen a growing number of recent collaborations and emerging opportunities within the alternative living sector - watch this space!
